Either one. A seasonal contract gives you a fixed number to budget against no matter what the winter does, which is what most property managers want. Per-storm billing costs less in a mild year and more in a bad one. We’ll walk your property and lay out both so you can pick.

How much snow before you show up?

We set a trigger depth with you when we build the plan. Most commercial lots want us rolling at a couple of inches; some — medical offices, senior housing, anywhere a fall is a serious problem — want it lower than that, plus salt on a freeze even when nothing has fallen. It’s your call and it goes in writing.

Will the lot be clear before we open?

That’s how we schedule it. Routes run overnight and into the early morning so the lot, the walks, and the doorways are done before your first customer or employee pulls in. If you run unusual hours — a bakery, a gym, a second shift — tell us and we’ll build the route around your open time rather than a standard one.

Do you salt, or just plow?

Both. Pushing snow off a lot and leaving it to refreeze into a sheet of ice is worse than not plowing it, so salting and de-icing are part of the plan — lot surface, walkways, and the entrances where people actually slip. We can treat ahead of a storm as well as after it.
